Why is a Final Walk Through so important?
You may wonder about this, especially if you're a first time homebuyer/investor, because you paid to have an inspection done. When you had your inspection completed your inspector may have found issues with the house you or the seller may not have been aware of. Some of these things are code issues or hazardous conditions that must be addressed. Others are things you may want the sellers to repair or improve. These issues can be negotiated to be paid for by the seller before closing.
At your walk through with your agent, you should make sure everything agreed to with the seller was completed to your satisfaction before you close. Usually the walk through is done between 1-2 days prior or on the day of the closing. If it's found that the sellers didn't follow through with the agreed to terms or it's determined that new issues are now present, you can delay or cancel the closing. While NAR states that only about 5% of all contracts are terminated after the Final Walk Through, most go off without a hitch and you can look forward to closing and moving into your new home!
